YOU WON’T FIND MANY ASSOCIATION BOARDS that question the importance of reserve studies, but you will find more than a few that have never commissioned one, haven’t read the study they did commission, and/or haven’t followed its recommendations.

In prior articles, we reviewed the rationale for conducting a reserve study and how to read the study to gain an understanding of association reserve responsibilities and finances. Now we will put the study into action. Starting with association goals, this article describes the process of calculating the unit owner contributions required to meet the reserve fund obligations for capital repairs and replacement.
